Next Academic Year 2026/2027
Applications for the next academic year, beginning September 2026, will open on Tuesday April 14th 2026 and will close at 12 noon on Monday April 20th. This is a lottery system so the timing of your application is not applicable. Students are not guaranteed a room through this process. Please read the below information carefully in order to apply.
Important Information for Applicants:
All applications will need to come through the website - we do not accept applications through phone or email.
Students can only make one application per village waitlist with M&C Property. Students with multiple applications to the same village through M&C Property will be removed from the waitlist completely. If you have applied for a village through another management company, you can still apply to our lottery.
Students must apply in their own name. Students applying under another name or a parent or guardians name would be cancelled as this cannot be changed at a later date.
Students will need to select a room preference when applying. This does not affect your chance of getting a room. If your first preference room type is not available, you would be offered the next available option.
There is no charge to apply to the waitlist. You will be required to pay a deposit if you are offered a room only.
There will be an option to apply for a full academic year, autumn semester only, spring semester only or a full academic year including summer 2027 room.
Students who do not receive a room in the lottery will be automatically waitlisted and should NOT reapply to the waitlist at a later date. These students will be prioritised should rooms become available.
To apply you will need your personal information including your PPS number. If you are an international student with no PPS number you can use 1111111A and we will change this once you receive your PPS number.
If you do not receive your security code, please check your junk/spam folder for ‘donotreply@mcp.ie’ and it will appear in your email.
We will only offer further rooms after the lottery should we receive cancellations. We cannot guarantee any student on any waitlist a place in the village.

Cancellation Policy for 2026/2027 Academic Year
**IMPORTANT INFORMATION**
Application Cancellation Policy
If the applicant wishes to cancel the accommodation, the applicant must cancel by email by close of business on the 31st July 2025. Cancellations by telephone will not be accepted.
If this occurs, then you will be entitled to a full refund of your deposit, minus the administrative fee of €120.
Any cancellations after the above date, will result in a forfeiture of the booking deposit.
It is important that this is done in advance of the tenancy commencement date, after which the rent will be charged on a pro rata basis.
An exception will be made for 1st year students waiting on CAO offers – if they cancel within 24 hours of the release of 1st round CAO offers, a cancellation fee of €120 will be applied and the balance of their deposit will be refunded.
However, if they cancel later than 24 hours after 1st round CAO offers are released, they will lose the full booking deposit.
Refunds will be issued by bank transfer only.
Tenant Cancellation Policy
If the tenant cancels after having paid the first rental instalment, or at any time during the lease agreement, a refund of rent will only be made after the bedspace has been resold and paid for.
Similarly, the security deposit will only be returned once the bedspace has been resold and paid for, and there is no damage or outstanding charges due by the tenant.
The cancelling tenant is responsible for rent for any period up until the new tenant moves in. While Brookfield Hall is not obliged to secure a replacement tenant, all vetting of the replacement tenant must be done through Brookfield Hall.
If a replacement is not found the tenant will be held liable for any outstanding rent for the duration of the fixed term lease.
After tenancy commencement, any electricity prepayment applied to the pre-paid meter cannot be refunded. The utilities fee will be refunded on a pro rata basis from the date of the payment of the replacement tenant. If a replacement tenant is found, once the tenant has departed, an inspection of the property will have to take place before any monies due to the outgoing tenant can be refunded. Any rent arrears, damages, cleaning issues or missing inventory will be deducted from these monies.
Please note that when a student leaves, management has the right to move another resident into that student’s vacant room. If this occurs, the student must still find a replacement for the room which is vacant.
In line with RTB guidelines, students in SSA can provide 28 days’ notice during the period 1st May – 1st October.
Late applicants
For any late applicants booking after the commencement of the lease where spaces have become available due to cancellation, full payment due must be made within 24 hours of offer of room or the room will be forfeit.
Semester 2
Any applicant who is successful in securing a bed space for Semester 2, once the booking / damage deposit is paid to secure the room there will be a 24 hour cooling off period after which no refund will be given in the event of cancellation. The first rental payment, electricity prepayment & utilities fee is due on or before 15th December 2026.
The same booking cancellation procedure as above will apply to Semester 2 students.
Eviction
If a student is evicted, no refund will be made.
This Deposit becomes the security deposit once a room has been occupied.
